There are many reasons for that. Let’s start with this: Since 1990, Costa Rica’s tourism industry has experienced steady annual growth of 7.4%. The country has garnered numerous accolades, including being ranked #1 on the Greenfield FDI Performance Index, highlighted as a World Bank success story, named the World’s Happiest Country, and recognized as a top destination for international retirees.
Focusing on the North Pacific, consider that in 2023, 2.47 million international visitors came to Costa Rica – and Guanacaste’s international airport (LIR) saw up to a 28.5% increase in arrivals. The majority flock to the region’s top destinations – from Nosara and Playa Negra to Tamarindo, Flamingo, Playa Conchal, and Playas del Coco/Papagayo. What’s more, 2023 marked the grand opening of the state-of-the-art Flamingo Marina.
Bottom Line: Key indicators for Costa Rica’s investment and tourism sectors, along with the North Pacific’s well-established tourism market, show that investors can expect a 2-7% ROI or cap rate. And now, for my tips!
Tip #1: Low Season, High Opportunity

Costa Rica’s real estate market, like our tourism, is seasonal. During the high season (November to April), the demand for properties skyrockets and real estate prices follow suit. On the flip side, the low season (May to October), marked by rain, is quieter and that means fewer buyers. But while tropical rainstorms keep many tourists away, savvy investors should be leaning in.
The reasoning here is simple: Properties tend to sit longer on the market during the off-season, making sellers more flexible. In other words, this is your moment to strike the kind of deal that you can’t negotiate during peak times, when everyone and their mother are ready to put in an offer. Plus, owners whose properties have been sitting on the market for a while may be more motivated to negotiate.
Tip #2: Get Creative with Your Offer
In Costa Rica’s real estate market, a solid offer isn’t just about the highest price. It’s about the terms you bring to the table: If you’re looking at a property that’s been on the market for a while and you’re offering below asking, then sweetening the deal with other incentives can give you an edge and help secure the deal.
For example, you might consider offering to cover all closing costs and escrow fees, or proposing a quicker closing timeline. Attractive terms like these can often outweigh a slightly lower offer, especially during a low market, thus tipping the scales in your favor. Flexibility and creativity are key when trying to stand out as a buyer in a market as competitive as Costa Rica’s.
Tip #3: Invest in “Up-and-Coming” Areas

Costa Rica is dotted with tourism (and real estate) hotspots like Tamarindo, Manuel Antonio, and Santa Teresa, where the real estate market is mature and properties, therefore, come with a premium price tag.
Seasoned investors, on the other hand, know that the magic lies in up-and-coming areas – regions that are on the verge of becoming the next big thing but haven’t quite reached their peak. Areas such as Playa Flamingo (thanks to the new Marina Flamingo), Nosara, and parts of the Nicoya Peninsula are right on the cusp: seeing significant development but still offering more affordable prices. If you’re seeking an even better deal, look for even more off-the-beaten-path areas with new infrastructure projects, increasing tourism, and local government investment. (In our region, you might be looking at areas like Playa Brasilito, Playa Negra, and San Juanillo outside Nosara.) These are strong indicators that the market is on the rise, and your investment could appreciate significantly in value over the next few years.
Tip #4: Cash In on Costa Rica’s Short-Term Rentals & Tourism Boom
